Fraud Awareness & Safety
Spot suspicious property offers, verify the facts and find appropriate reporting channels.
Contact your bank immediately, then report suspected cyber financial fraud via the official Indian helpline 1930 or cybercrime.gov.in ↗.
1. Recognise property-fraud warning signs
Property fraud can affect buyers, tenants, sellers and agents. Warning signs include prices far below local market rates, pressure to act within minutes, refusal to show original documents, impersonated agents, changing bank details, promises of guaranteed appreciation and requests for deposits before basic verification. A polished photograph, badge or website listing alone does not establish legitimacy.
2. New projects and under-construction properties
Before booking, check whether RERA registration is required and verify the actual project name, developer, registration number, disclosed phase, completion status and official approvals on the relevant state RERA portal. Be cautious about fabricated approvals, unapproved floor plans, exaggerated amenities, unrealistic handover promises and agents unable to confirm their authority. Check contractual delivery, cancellation and refund terms with independent counsel.
3. Resale-property risks
Confirm the seller’s identity and chain of title, encumbrances, pending litigation, unpaid dues and any required permissions. Be wary of forged sale deeds, altered measurements, a disputed power of attorney, multiple claimants, untraceable sellers or pressure to transfer an advance immediately. Engage a qualified local professional for title and documentation checks before committing funds.
4. Rental-property and deposit scams
For rentals, verify the landlord’s identity and right to let the premises. Inspect the unit, check possession and society restrictions, confirm the rental agreement terms and obtain a written receipt for payments. Avoid paying an unknown individual merely to unlock photos, reserve a viewing or secure a property that you have not reasonably verified.
5. Fake Vertex Realty representatives
Scammers can copy logos, screenshots, advertisements, phone numbers or social-media profiles to impersonate businesses. Independently recheck the domain vertexrealty.co and confirm the person and proposed transaction through contact channels published on this website. An email or WhatsApp message that mentions our brand does not automatically make it authentic. Never share an OTP, account password or remote-access code with a purported property adviser.
6. QR codes, UPI and payment demands
Treat urgent QR-code demands, unfamiliar UPI handles and last-minute bank-account changes as warning signs. Receiving money does not require entering your UPI PIN; entering a PIN generally authorises a debit. For any agreed payment, verify the legal payee and written invoice or agreement through an independently confirmed contact. Keep bank receipts and transaction identifiers.
7. Due diligence checklist before paying
- Personally inspect the property where practical and verify the person showing it has authority.
- Independently check applicable RERA registration, title and regulatory approvals.
- Understand the full price, taxes, fees, maintenance, deposit and cancellation terms in writing.
- Check the identity and account details of the intended recipient using a trusted channel.
- Preserve written communications, receipts, agreements and official records.
- Obtain independent legal, technical and financial advice when appropriate.
8. If you suspect fraud or have already paid
Stop further payments and secure your accounts. Preserve messages, screenshots, numbers, URLs, invoices and transaction references. Contact the bank or payment provider immediately if money has been transferred. For suspected online financial fraud in India, call the official cybercrime helpline 1930 promptly or use cybercrime.gov.in. For threats or other criminal conduct, contact local police. You may also consult the relevant state RERA authority or consumer-support forum depending on the issue.
9. Reporting a concern involving Vertex Realty
If someone is misusing the Vertex Realty name, or if you identify a suspicious listing here, email info@vertexrealty.co with a summary and non-sensitive evidence. Existing clients may also email admin@vertexrealty.co. Include the listing URL, contact identifiers and transaction reference where safe. Do not email passwords, OTPs, full card details or identity-document scans unsolicited. A report to Vertex Realty is not a substitute for an urgent report to your bank, police or the official cybercrime portal.
10. Official independent reporting resources
India’s National Cyber Crime Reporting Portal is cybercrime.gov.in and the financial cyber-fraud helpline is 1930. The National Consumer Helpline is available through consumerhelpline.gov.in and helpline 1915. For real estate project and agent-registration checks, use the relevant state RERA regulator’s official website; for West Bengal, rera.wb.gov.in. Always open official government sites directly rather than through unverified messages.
11. What we can and cannot promise
This page provides general safety information, not a guarantee that any transaction is risk-free. Vertex Realty can review reports about activity on its own platform and take proportionate action where appropriate, but cannot guarantee recovery of funds, legal representation, police intervention, any particular response time or the outcome of a dispute. Seek professional advice tailored to your circumstances.
Where to verify and report
For properties outside West Bengal, refer to the appropriate state or union territory RERA portal.
